Many organisations simply do not have the required resource to effectively monitor and manage the sometimes complex minefield of lease information.  Managing this element of your business on your behalf, we remove the need to employ members of staff or burden those already in post who may not possess the required skill set to carry out this task.


Example of mismanagement:


An organisation is in occupation of a property for a 10 year period with one break exercisable on 6 months notice of the 5th anniversary of term.  The passing rent for that property is £500,000 per annum.


The organisation decides that the property is surplus to requirements and decides to leave.  They are unsure of the Break Date and serve notice 1 month before the 5th Anniversary of term.  The notice is rejected by their Landlord as it is “out of time”.  The organisation are therefore unable to vacate the property as wished (without paying a potentially hefty compensation) and are therefore left with a rental liability of £2.5m until the end of term.


This is an actual example of a situation EFM Consulting learned of whilst working with an organisation and one which could have been circumvented had proper management been in place.
